Main Property Taxes in Greece

1. Property Transfer Tax (3.09%)

When buying a property from a private individual, you must pay a transfer tax of 3.09% based on the taxable value of the property. This is a one-time payment before signing the final contract at the notary.

2. Value Added Tax (VAT)

If you purchase a newly built property from a developer with a permit after 2006, a 24% VAT may apply instead of the transfer tax. However, many new properties currently benefit from a VAT suspension, which can save buyers a significant amount.

3. Annual Property Tax – ENFIA

All property owners in Greece are required to pay ENFIA, an annual tax calculated based on the size, location, and value of the property. It typically ranges from a few hundred to a few thousand euros per year.

4. Rental Income Tax

If you rent out your property, your income is taxed in Greece — even if you live abroad. Rates are as follows:

  • 15% on income up to €12,000
  • 35% on income between €12,001 and €35,000
  • 45% on income above €35,001
    All income must be declared to the Greek tax office.

5. Additional Tax Obligations

Other potential obligations include:

  • Municipal taxes (usually included in electricity bills)
  • Capital gains tax (currently suspended but may return)
  • Filing an annual E9 tax declaration if your property changes
